4 Stages to Home Ownership

This roadmap guides you through the entire journey, from your initial preparation to closing day.

Stage 1

Preparation & Strategy

This is the foundation stage where we build your game plan, financial and competitive strategy before stepping foot inside a home.

Goal: Determine your budget.

Key Action: Secure pre-approval with a trusted mortgage broker. This locks in a rate, verifies your down payment, and establishes your maximum buying price.

Goal: Build your game plan.

We meet to define your needs, wants, and non-negotiables. We discuss market conditions, offer strategies (conditional vs. firm), and finalize your Buyer Representation Agreement (BRA).

Goal: Assemble your crew.

Select your trusted Real Estate Lawyer (essential for legal closing) and arrange for a reliable Home Inspector. Having these pros ready is crucial for speed.

Goal: Lets find your home.

We pinpoint target neighbourhoods, property types, and specific features. We set up an optimized search portal so you can see listings as soon as they hit the market.

Stage 2

The Search & Evaluation

This is the most active stage, where we are viewing properties and refining your criteria based on real-time market feedback.

 
Goal: Hands-on exploration.

We attend showings and open houses. This helps you understand value, identify potential red flags, and quickly refine what you truly want in a home.

Goal: Due diligence on properties.

When you find a promising home, I provide a detailed Comparable Market Analysis (CMA). This ensures your offer price is based on recent, verified local sales data, not just the asking price.

Goal: Pre-Offer preparation.

We review the seller’s disclosures, property details, and any necessary legal forms. We discuss the deposit amount, desired closing date, and mandatory conditions.

Goal: Make your move.

I draft the Agreement of Purchase and Sale (APS). We carefully select the conditions (e.g., Financing, Home Inspection) to protect you while keeping the offer competitive.

Stage 3

Offer Acceptance & Due Diligence

This is a short, critical stage where the deal is accepted but still conditional upon your review of the property and your financing.

Goal: Getting to Yes.

I present your offer and negotiate the price, conditions, and inclusions with the seller’s agent until both parties agree and the APS is signed.

Goal: Securing the deal.

You submit the deposit to the Listing Brokerage’s trust account. This amount is fully protected until conditions are waived.

Goal:The Safety Review.

Home Inspection: We execute the full inspection within the conditional period. Financing: Your broker obtains final, unconditional approval from your lender.

Goal: Protecting your investment.

If the inspection reveals major defects, we negotiate with the seller for either a closing credit or a price reduction to cover the cost of repairs.

Goal: Going Firm.

Once all conditions are successfully met and you are fully satisfied, we sign the Waiver Document. The deal is now legally firm and binding.

Stage 4

The Closing Period

The timeline extends until the agreed-upon Closing Date. This stage is primarily managed by your lawyer and mortgage lender.

Goal: Legal verification.

Your lawyer researches the property history, ensuring the seller has the right to sell and confirming there are no liens, encumbrances, or outstanding legal issues (like boundary disputes) against the title.

Goal: Lender preparation.

Your lender prepares the final mortgage documents and confirms the transfer of funds for the closing date.

Goal: The final signatures.

You meet with your lawyer, typically a  before closing, to sign the mortgage and purchase documentation, review the Statement of Adjustments, and pay the remaining closing costs (including Land Transfer Tax).

Goal: Mandatory protection.

Your lawyer secures Title Insurance on your behalf. This protects you against future title-related risks like fraud, builder issues, and unknown easements.

Goal: Property confirmation.

We conduct a final visit to the property (usually 1-2 days before closing) to confirm that the property is in the same condition as when the offer was signed and that all negotiated chattels are present.

Goal: Handover of keys.

Your lawyer completes the transfer of funds and registers the title in your name. Once registration is complete (typically mid-afternoon), I receive the keys and meet you at your new home!
